El proyecto ‘Panorama at The Views’ de Emaar en Dubai se vendio al completo 224 unidades en un solo dia, habia gente haciendo cola desde el dia anterior, al poco habia reventas por un 10% en Bayut.

Para poder comprar hace falta tener un 40% en efectivo.

El proyecto esta planificado para entregarse en 2015.

Dubai’s Emaar Properties, the developer behind the Burj Khalifa – the world’s tallest building – is likely to launch further residential projects in the Downtown Dubai area after its latest project sold out its entire portfolio of 542 units on the first day of sales, it was confirmed on Sunday.

All 542 units released for sale off-plan at the The Address The BVLD serviced residences were sold out on the first day, with customers queuing up to two days in advance to place an order at the Emaar Sales Centre in Downtown Dubai.

The Address The BLVD will have 200 hotel rooms and 542 serviced residences including studios, one, two, three and four-bedroom units. Prices ranged from AED1.1m (US$299,500) for a studio to over AED6m (US$1.6m) for a 4-bedroom unit.

“The strong response to the launch of The Address The BLVD is an indication of the robust demand for premium developments in established lifestyle communities,” said Ahmad Al Matrooshi, managing director of Emaar Properties.

Earlier this year, Emaar launched ‘Panorama at The Views’, another residential project, which sold out its 224 units after one day, and Alma 2 at its Arabian Ranches development.

In July, Dubai’s largest real estate developer, said its profit more than doubled in the second quarter of 2012.

The firm posted a net profit of AED614m (US$167m) for the three-month period ending June 30, up from AED250m in the year-ago quarter.

Revenues at the company increased 3 percent to AED2.1bn.

se ha recuperado entonces ya Dubai a sus niveles antes del pinchazo de la burbuja?

Este finde en London conoci a un tipo de Dubai enfermero y me dijo q la cosa estaba todavia mal…es q se recortaron Los servicios publicos?

No se han recuperado ni de lejos… estan muy cerca de minimos, ahora mismo esta empezando a repuntar, pero los precios estan a menos del 50% de 2008.

La diferencia es que en Dubai hay trabajo a patadas, hay dinero, no se puede comparar el pinchazo de la burbuja de USA y Spain con el de Dubai, los especuladores salieron espantados y escaldados, pero hay mucha pasta y gente con pasta, la economia va muy bien, asi que cuando sale un proyecto muy bueno, compradores no faltan.

A mi me parece el mercado ideal, ha habido un gran crash, esta barato, y no tienes el problema de inquilinos morosos debido al alto desempleo ni de una economia que va mal y no arranca, es el mercado ideal para una recuperacion en V.

Claro que los especuladores no van a volver a entrar como locos (Quien sabe…los arabes lo estan haciendo, debido a los problemas en la zona), pero la demanda interna es fuerte y los fundamentales lo son.

Los pisos que se construyeron en zonas alejadas, de baja calidad etc etc… Esos no tienen demanda, eran fruto de la especulacion y la locura, estan vacios, pero los buenos, en buenas zonas cerca de las zonas financieras, cerca de la playa, con vistas al mar, etc.. Esos tienen cola de espera!

"This article is rubbish and not related to real life events. I was looking to buy a 1-bed in Discovery Gardens for AED 380,000 in January. I viewed the property and made an offer for AED 360,000. I should have bought it then. Now I cannot find one less than AED 440,000 and I have searched this properly. I have looked at other areas and prices have definately gone up by about 30%. People who are saying they have not are not up-to-date with the facts"

"Prices fell sharply from end of 2008 and were relatively static in 2010 and 2011. However, they are certianly rising in 2012 and those people who claim this is not the case have not looked. I have checked every area and compared current price of properties we are selling at with what we were selling them for at beginning of this year. There is NO DOUBT prices have gone up by around 30%.
Rents are also following. Rent renewals over past month have been around 20% higher than they were last year.
This is FACT and can be checked by looking prvious editions of Gulf News Property Supplements – we have copies of all of these for past 5 years in our office. So if you do not know then do not comment that prices are not rising "

"I am also an agent and there is no way the prices have increased by 20% – 30% in the last 6 months across the board. With the Palm as a prime example prices have increased by roughly 8% – 10% in the last 6 months. This is based on actual selling prices and not advertised prices which as you should know makes a big difference. "

Lo cierto es que se dice que la vivienda esta subiendo mucho ya que hay muchos inversores de paises en problemas, Iran , Egipto, Siria etc etc… Que ven UAE como un "safe heaven" y todo el mundo corre a comprar aqui, las rentabilidades por alquiler son bastante altas, y no hay impuestos de compra o de venta, yo desde luego no veo los precios subir en Abu Dhabi como en Dubai ni mucho menos, pero teniendo en cuenta que en 2012 han salido al mercado tantos apartamentos nuevos en Abu Dhabi como en Dubai, es normal que no suban mucho en Abu Dhabi, lo logico hubiese sido que hubiesen caido muchisimo! Dubai tiene tres veces mas poblacion que Abu Dhabi, para los proximos anios se calcula que habra en el mercado muchisimos menos apartamentos disponibles, la mitad de los proyectos en Al Reem estan parados o van al 10% de velocidad… Por otro lado los proyectos de oficinas son los que realmente estan prograsando ya que hay mas demanda de espacio de oficinas que residencial, lo cual va a ser bueno para los alquileres.

"As much as I hate to admit it…..the prices are up and transactions happening…..i am one of the unlucky ones who lost a lot of money in the 2008 dip…I was not a speculator. I went for a market that gave a 10 to 12% rental return and hence bought 4 properties. Unfortunately after the crash all i was left was with a one bedroom in JLT for which about a year ago all i was offered was AED 500,000 to 550,000 max. Last week i was offered by an agent of some real estate company called Elysian AED 675,000 and i was happy and went for the deal…..transfer is scheduled for 2nd October. But the sad part of it is that I now have offers of 720,000 and another for 730,000/-. As per RERA laws now I cannot back out of the deal.

Now the question is why is this happening, and why is it happening so fast??? It is worrying me, as I don’t know how will I re-enter the market. But the truth is that the market is creeping up…..tier 1 properties are going strong… "

"Complete twaddle. A one-bed in The Green went for AED50 last year, now you are doing well at AED65 and some agents ask AED70-75… Emirates Living selling prices are up 20-25% and I know people who have actually sold at those prices…

Even the bargains out in the desert will start to vanish as this goes on… "
