Alquileres en Abu Dhabi bajando!
Yo creo que es momento de ir mirando inversiones en Abu Dhabi con calma, para conocer muy bien los detalles, pero para comprar creo que es pronto, seguramente en algun momento en los proximos 12 meses se toque fondo:
Q2 Reports Show A Fall 15% In Abu Dhabi Rents
According to the Q2 report, rental rates of Abu Dhabi residential properties fell by up to 15% as compared to first quarter. The reason is that new supply flooded the market. Up till now, a total of 7400 apartments and 1675 villas are added in the supply line in the rapidly expanding real estate market of Abu Dhabi. Due to this expansion, existing residents are instigated to upgrade their living standard and move to a better quality residence.
Due to increased properties supply, the rental rates have fallen. The biggest slump was noticed in Marina Square properties that fell by 15 percent, followed by Mussafah and Sas Al Nakhl that both dropped by 14 percent. By the looks of it, this is not the end of the fall in rental values since another 7000 apartments and 4560 villas are about to be added in the real estate market in the second half of 2012 that will further pressurized the market.
As per the recent trends, apartments in Shams, Marina Square and Raha Beach are very popular and highly demanded properties but the continuous addition of properties in supply pipeline indicates that property prices will go down further. However, these areas also suffered a 4 percent decline in prices.
Investors have started to invest in properties because of the rental and sales market situation and happenings that have led the customers to improve their living standard due to price reduction in rental amounts and availability of affordable mortgage options. Sale price is also going down due to oversupply in the market. Therefore, increased transaction activities will be observed in the second half of year 2012.
Sin embargo en Dubai es lo contrario:
"Q2 Brings Cheerful News about Dubai Rental Rates A research from property consultants Asteco reveals an increase of 6% in cost of renting an apartment in Dubai in Q2 compared to previous quarter. Research also indicates an increase of 9% on average in villa rates during the same period.
Since residential real estate in Dubai is now indicating signs of recovery, the report also reveals an increase of as much as 16% in sale prices of villas in well-located areas of Dubai. The report also indicates that on average villa price rise is between 6% and 8%."
Lo cual me indica que podemos estar cerca de un buen momento para comprar en Abu Dhabi, ademas en Oman, Saudi etc… los precios tambien estan subiendo, el unico que se descuelga es Abu Dhabi, en un principio por excese de oferta, pero eso ya se ha analizado y tomado medidas para que no vuelva a ocurrir, esperemos…
Al parecer en Sun/Sky towers los alquileres han subido, en Marina Square han bajado…

…y con todas las torres que se van a entregar pronto los alquileres bajaran aun mas?.
y ya pensando en un mas largo horizonte, no crees que el dia que pongan un tren de alta velocidad desde Dubai el mercado de AD se hundira?. Creo que lo que AD necesita es acelerar su "westernisation" y hacerlo un sitio tan atractivo para vivir como Dubai para ganar poblacion
Ya tienen calculado el crecimiento de Abu Dhabi y los nuevos edificios y dan licencias en funcion de esos calculos, muchos locales se dedican a comprar y alquilar y les interesa mantener el mercado en un nivel idoneo.
Abu Dhabi crece a un ritmo muy alto, ya que ese es su plan, de momento los alquileres se han estabilizado en Abu Dhabi y en los ultimos dos meses han empezado a subir, hoy he tenido una charla con un agente y ya me ha dicho que pisos de 1 habitacion en Marina Square ya no hay por 70K como antes, de 75K no bajan, el hecho de que terminasen 14 torres en Al Reem y varias mas en Corniche desestabilizo el mercado de alquiler.
Ademas mucha que trabaja en Abu Dhabi gente vive en Dubai, los alquileres han caido mucho en Abu Dhabi y ya estan subiendo en Dubai bastante, segun mis calculos no compensa el trayecto por la diferencia de precio a dia de hoy, por lo que espero que la gente empiece a vivir en Abu Dhabi en vez de en Dubai.
Con lo de weternizar Abu Dhabi te doy la razon, pero precisamente eso es lo que estan haciendo con Al Reem y con Al Raha beach, los occidentales viven en estas zonas, solo te digo que el supermercado de Sun/Sky tiene una seccion en la que venden solo cerdo, cosa que no es muy comun en la mayoria de supermercados.
En Marina Square yo diria que la mayoria son occidentales, tienes algun indio, algun asiatico y algun arabe pero el 80% de la gente es occidental.
Los locales habitualmente viven en casas en las afueras, el gobierno se las da, y ademas suelen tener de media 5-6 hijos por lo que un apartamento no les suele servir.
El resto de las clases sociales suele vivir en los edificios mas viejos en la isla principal de Abu Dhabi que es donde los precios son mas bajos.
Tenemos el informe de Asteco del Q3:
-Selective new prime developments offering high quality finishes
and amenities have generally been able to sustain rental levels over
the last quarter given strong levels of demand.
-Older buildings formerly considered prime have seen vacancy levels
increasing as tenants relocate to new developments leading to
landlords reducing rents.
-Consequently there is a widening rental gap between prime
developments and the rest of the market.
-The new regulations being implemented linking the renewal of
residency visas with accommodation arrangements is starting to
impact the market with an increase in demand for mid-to-low
budget two-to-three bedroom apartments in Central Abu Dhabi.
-This quarter has seen a limited addition of new major projects, with
the exception of Eastern Mangroves Hotel & Spa by Antara situated
on Salam Street developed by TDIC comprising a 5 star luxury hotel
and 220 premium quality waterfront apartments, 50 of which had
been handed over by September 2012.
Abu Dhabi Real Estate Brighter Days Ahead
