Actualmente Damac esta vendiendo unidades entre 882K-958K por 1 habitacion, 1.175M - 1.358 por 2 habitaciones, 3 hab por 1,585,000 AED

Damac Properties said it has awarded a Dh7.5 million enabling works contract for its Marina Bay development at Al Reem Island in Abu Dhabi to National Dewatering and Drainage Services and work is due to commence on site shortly.

The enabling works are scheduled to last for around four months and will include dewatering, shoring, excavation, piling and pile testing on site.

Marina Bay is a mixed use development which will feature a 25-storey tower of one, two and three bedroom apartments.

In addition there will be retail and commercial space with shops and restaurant outlets along the ground and mezzanine levels. Marina Bay's prime location within the Al Reem master development means that residents will have views across the canals that run through the entire development and also out across the Marina itself.

The Marina Bay tower won two awards at the prestigious 2008 CNBC awards - the Best High-Rise Architecture and Best Marina Development.

In Dubai Damac Properties has already delivered more than 3,000 units into the market place and has committed to deliver a further 7,100 by the end of 2010. A total of 25 towers will have been completed by the company by the end of 2011.

Anyone having difficulties with Marina Bay? Seems usual delays are likely. Enabling works have started and construction proper should start this autumn with a completion date in Q4 2012. Up to 18 months later than originally quoted.

I anyone taking any action?

Damac claims they have completed the shoring work and are asking for the 5th instalment. That is obviously not true!!

June 6th, 2010

According to the news item this is the main contract for Marina Bay and the construction process will take 22 months. Does it mean the completion and handover date will be about 2 years from now?

"Dubai-based developer Damac Properties has completed its first project in Abu Dhabi, it was announced on Tuesday.

The developer confirmed it had received completion certificates for the 24-storey Marina Bay tower on Al Reem island and has begun handing over units to owners.

“The current market situation creates an outstanding medium to long term strategy for investors. We have been delighted with the response and there remain just a few units left at Marina Bay, highlighting the demand for high quality luxury apartments and commercial locations in Abu Dhabi,” McLoughlin added.

While Dubai was one of the markets hardest hit by the regional downturn in the region’s real estate market, with prices slumping by nearly 60 percent, Damac said it saw encouraging growth during the first half of 2012.

Damac said in a statement that it was seeing strong interest from investors from Saudi Arabia, Russia and India who were "looking to Dubai for sound investments".

The latest report from global property consultancy Knight Frank, which tracks the top five percent of mainstream housing markets, showed that Dubai's market is continuing to see an upturn in real estate valuations in the luxury sector.

The increase in prices put Dubai in 12th position in the index out of 27 real estate markets around the world. "Serviced apartments are seeing the biggest growth,” McLoughlin said."

Estoy un tanto anonadado :mrgreen: con los precios de venta de Marina Bay, ellos me llamaron desesperados ofreciendome menos 1K AED/sqft, investigue ylas vistas no parecian idoneas y el edificio a dia de hoy esta en tierra de nadie, no si quien querra alquilar, puede que sea una buena localizacion en 5 o 6 años, lo cierto es que ya los estan entregando a los dueños y los precios que veo en Bayut son altos:

Veo que en AD no hay mucha diferencia de precio entre 1 a 3 habitaciones (en otros paises el precio se dobla)...supongo que es debido a q hay mucho expat solitario y pocas familias no?

Si que lo hay, habitualmente se dobla, cada uno de estos casos habria que mirarlo bien al detalle, pero en Abu Dhabi lo normal es poner los precios por sq/ft es decir unica y exclusivamente en funcion de tamaño, lo normal es que uno de 3 habitaciones sea el doble de grande que uno de una habitacion.

Tengo que mirar los de Marina Bay que tamaño tienen, pero por esos precios es imposible que sean tan grades, lo normal es que los de 1 habitacion tengan 800-1000 sq/ft osea unos 70-90 metros construidos que habitable sera un 20% menos, los tamaños siempre vienen en construidos y en funcion de ello tambien te cobran los service fees que van en AED por sq/ft, en Marina Square suelen ser 17 AED/Sqft lo mismo era en Sun/Sky pero este año lo han bajado a 15 AED, me imgino que debido a la alta ocupacion, ni idea en Marina Bay, me imagino que dentro de poco publicaran esos detalles.

Son tamaños estandard, creo que los intentan vender tan caros porque el precio de salida fue muy alto, pero no jartos van a vender a esos precios es absurdo, en Sun/Sky tienes por la mitad de precio, y no es comparable.
