From start-2007 to mid-2008, prices rallied almost 80 percent, Morgan Stanley estimates showed, with billions of dollars worth of new projects launched by local developers.

But home prices in Dubai, the Gulf property market that had the biggest reversal because of the financial crisis, fell more than 60 percent in the wake of the global credit crunch.

House prices in Dubai showed signs of recovery in the third quarter, with slight rises in prime projects such as Palm Jumeirah and Arabian Ranches, Jones Lang LaSalle said in September.

But analysts remain concerned that the estimated 33,000 new homes scheduled to hit Dubai's market by end-2012 could cause fresh declines in rental and sale prices - a situation that could worsen if a high number of repossessed homes are released to market.

"We have witnessed price rises in Springs, Meadows, Arabian Ranches, Green Community, The Villa Project, Cedar Villas, Downtown and JBR. These rises are varying from 3 to 7 percent"

Sharjah es otro Emirato, pero dado que Dubai es imenso, Sharjah a dia de hoy es un barrio alejado:

La gasolina siendo tan barata deberia homogeneizar el mercado...esta claro que nadie quiere conducir 20 mins al dia pero si hay urbanizacion nuevas construidas a las afueras a un 30-40 % de los prime locations merece la pena meterse a vivir ahi e irse a hoteles de 5 estrellas los fines de semana con la pasta ahorrada!

El sueldo medio de un expatriado es de 6-8 mil euros al mes, un apartamento de lujo con vistas al mar, varias piscinas y gimnasios, al lado de la playa y cerca del trabajo, le puede salor por 1500-2000 euros mensuales, quita casi todo esto y pon algo sencillito por la mitad de precio, que harias?

The price of apartments in Dubai has risen by nearly five percent since the beginning of 2012 and the trend is likely to continue, real estate specialist Cluttons has said in a new report.

It said apartments in Dubai have increased in value an average 4.9 percent since the beginning of 2012 while rental values increased 6.8 percent.

However, Cluttons said there were areas in the emirate that did not see any growth in prices during 2012.

Cluttons said it predicts that prices will remain relatively stable over the next 12 months, as the 24,000 residential units scheduled to be delivered in the second half of 2012 will bring a large stock of supply onto the market making huge price uplifts unlikely.

Its report said the price of high-end villas rose from AED1,100 per sq ft in January to AED1,300.

Mid range villas have also witnessed a rise in sales price from just under AED750 per sq ft in January to nearly AED900.

Cluttons said that villa prices now match those seen in spring 2007, prior to the global economic crisis that resulted in a severe correction in the Dubai real estate market, when prices slumped up to 60 percent.

According to the Dubai Land Department, Dubai property transactions grew 21 percent to $17.15bn in the first half of 2012.

Cluttons said valuation instructions for both villas and apartments have increased by 23 percent since Q4 2011 and 50 percent of these represent mortgages of new property acquisitions.

Cluttons also said that proximity to metro stations in Dubai is now a factor affecting prices.

The total value of property transactions in Dubai reached more than AED83bn ($22.6bn) in the first nine months of 2012, a senior official said on Sunday.

Sultan Butti Bin Mejrin, director general of the Dubai Land Department, said the emirate saw 27,452 transactions at a rate of 150 daily deals and 20 per hour.

"The property transactions have become more mature and the investors are now much more aware. The market offers multiple-choices and Dubai property sector showed high flexibility in dealing with investors' requirements and trends during the first 9 months," he said in a statement.

Land transactions in Dubai reached AED63bn in the first half of 2012, meaning Q3 deals slowed to AED20bn.

Tenía entendido que se había parado la constrcción por esos lugares... incluso las palmeras estaban a medias.

En 2008 se paro todo, ahora mismo hay cosas paradas y otras que se han retomado, yo diria que un tercio de las construccion se han parado y la gente ha perdido el dinero o parte, no se si se retomaran o se demoleran, los precios han caido un 60%.

Sin embargo no hay crisis, hay trabajo y sueldos muy altos, la gente compra y hay demanda, claro que la gente quiere los mejores proyectos en los mejores sitios, esos se venden muy bien:

Pero los proyectos de segunda que se hicieron en las afueras, no tienen salida, nadie los quiere, sin embargo los nuevos proyectos lujosos en las mejores zonas y las mejores constructoras tienen colas enormes el dia que salen a la venta, e incluso hay gente que pasa la noche esperando para comprar y hablamos de cientos de miles de euros por un apartamento.

Las palmeras, pues Palm Jumeirah esta muy activa, hay mucha gente viviendo y siguen construyendo, no es nada barato comprar alli:

Hay otra palmera privada, y no tengo ni idea de su estado, el mundo creo que si que esta bastante vacio.
