Los alquileres en los mejores edificios de Dubai Marina estan subiendo!

Una habitacion se alquilan de media por 90K AED los de dos por 140K AED.

"According to Pekina, the rent for a one-bedroom plus study in Original 6 Towers starts at Dh120,000.

A two-bedroom plus study in the same building starts at Dh145,000 and a three-bedroom with maid’s room can go for Dh200,000.

A little more affordable yet popular building in the area is Marina Promenade.

Here, a one-bedroom starts at Dh90,000 and rent for a two-bedroom is around Dh140,000.

According to the Better Homes expert, a three-bedroom unit is hard to find in the building “but if [there is ] any, then the rent is Dh220,000.”

Silverene, another popular building, is relatively easier on an individual’s budget than the above-mentioned locations.

A one-bedroom here starts at Dh75,000; two-bedrooms at Dh130,000 and a three-bedroom apartment at Dh180,000.

A one-bedroom apartment in The Waves is being leased out for Dh70,000; a two-bedroom at Dh110,000 and a three-bedroom at Dh160,000.

Talking of Jumeirah Beach Residences, Pekina, believes Murjan 4 (furnished apartments) is the most popular choice among residents opting to reside in the Marina.

A two-bedroom unit in the building can be rented for Dh170,000 and a three-bedroom for Dh190,000.

Marina is, and has been, a popular community with young couples yet to start families. “[It is popular among] young couples, professionals, who prefer waterfront and beach living, or individuals who work in Abu Dhabi,” said Pekina."

Mas informacion sobre alquileres en Abu Dhabi y en Dubai, todo en concordancia con lo que yo veo:

Demand for premium quality developments with mixed-use facilities grew substantially, with a high level of leasing activity for top tier product including Etihad Towers, topping out at Dh150,000 for a one-bedroom apartment and St. Regis Residences achieving Dh261,000 for a three-bedroom unit.

“Tenants are willing to pay for high quality finishes and amenities and this particular trio of developments is representative of the new Abu Dhabi lifestyle, with waterfront living in a mixed-use setting, and the appeal of new community- focused developments,” said Jones.

Earlier this month, reported that while in Dubai’s International and Academic City one could lease a studio apartment for Dh19,000 or less a year, no purpose-built studio apartments are available in Abu Dhabi in that price range. The only option, if commuting from Dubai is to be avoided, is to lease a conversion apartment in a villa for Dh24,000 to Dh36,000 per year.

Apartment sales rise

Increased residential sales transactions in H1 2012 were credited primarily to the completion of designated investment area projects and the availability of competitive mortgage interest rates and attractive selling prices.

Apartments in Shams Abu Dhabi, Marina Square and Raha Beach produced the highest volume of transactions, focused on smaller one and two-bedroom units. However most areas such as Shams Abu Dhabi, Al Raha Beach and Marina Square experienced an overall decline of around four per cent averaging Dh10,600 per square metre.

A four-bedroom villas at Al Raha Gardens dipped by seven per cent to Dh3.2 million quarter-on-quarter, while Al Reef increased in value by two per cent, fetching Dh1.3 to Dh2 million for three and five-bedroom units respectively.

“Investors have started to re-enter the market since rental return prospects have started to improve due to price reductions and more affordable mortgage options,” Jones said.

"This is just a ploy. It used to be the same for the rented apartments. You see an ad in the morning and call the agent. But by the time you reach there, its gone !!!!!!!!!!!!! and he can offer you something else at a higher rent. Of course the low rent one never existed"

"this is a marketing tactic. if you have 10 apt to sell. you will peg the prices high for 2 of them so that becomes like the new benchmark, slowly there will be more out there, which will be pegged at 30% less than that price. Which to the new buyer will seem like a steal. These tactics don't work any more. Try something new. "

Prime rents in Dubai rose by more than three percent in the first half of 2012, according to the latest edition of the Knight Frank Prime Global Rental Index.

It showed rental values in the emirate increase by 3.3 percent between January and June and by the same amount over the past year.

The index also showed that rents had risen by two percent in the second quarter of 2012, placing Dubai ninth in the index of 16 countries covered.

The emirate outperformed the likes of Singapore, Geneva, London and Hong Kong, Knight Frank said.

The index was propped up by Bahrain's capital city Manama where protests continue to hit economic performance.

According to Knight Frank, rents in Manama have slumped by more than 18 percent in the past year although the rate of decline slowed significantly in the second quarter (-0.2 percent).

Globally, prime rents rose by 2.3 percent in the year to June and by one percent over the three month period to June.

Dubai rents 'fixed on upward path', New report says residential rents up 5% in Q3 but market set to remain 'fragmented'

Almost 62 percent of all transactions during Q3 occurred in master communities such as Emirates Living, Palm Jumeirah, Downtown Dubai, Dubai Marina, Jumeirah Lakes Towers and Arabian Ranches.

Renewed investor interest in established locations was further validated by recent off-plan launches at Palm Jumeirah, Emirates Living and Downtown Dubai that have achieved healthy absorption rates.

"The continued influx of a quality workforce and the migration of tenants from neighbouring emirates continues to influence occupancy and lease rates," it added.

CBRE said that Dubai's office sector continued to suffer from "widespread oversupply"

Although a stabilisation of rates had been witnessed in Business Bay, Jumeirah Lake Towers and Tecom C, vacancy rates remained exceptionally high.

Rental rates in Dubai rose by an average of 17 percent over the last 12 months, with some of the most popular areas rising by nearly a quarter, according to research by real estate consultancy CBRE.

Over the last 12 months, this slide has begun to rebound, with average prices increasing by 17 percent, with popular locations in Downtown Dubai, Dubai Marina, the Greens, Jumeirah Beach Residence and Palm Jumeirah increasing by around 24 percent year-on-year.

“Dubai is seeing higher rental growth this year due to a sustained period of population growth, positive economic performance, increased occupier demand, and limited availability of quality units in the most desirable locations,” said Matthew Green, head of research and consultancy at CBRE Middle East.

This positive growth was also seen in the amount paid by new buyers, Green added. With around 14,000 sales registered by the Dubai Land Department in 2012, he said prices rose by an average of 13 percent, with the Greens and Downtown Dubai performing even stronger and surging ahead 20 percent year-on-year.

Figures showed that 80 percent of buyers were still cash buyers, CBRE said.

Going forward, CBRE estimates around 36,000 new residential units are set to enter the Dubai market over the next three years, with the majority of these set to come on stream in Dubailand.
